It’s that wonderful, amazing, unbelievable time yet again!!! What time you ask? Why, the official reveal and all the lovely before & after photos from our Capilano flip, of course!! I am just ecstatic over here looking at the finished product…I know I’ve said it a million times but it really has turned out better than Ryan and I could have dreamed of and we are beyond thrilled for whoever gets to own this place (seriously, couldn’t it just be me?!).
I do want the photos to do the majority of the talking but I’ll just tell you a little something about the vision behind this project. I do cherish my own home but I thought about what I would absolutely love if I got the chance to move into this place. And my thoughts automatically went to: white and bright with plenty of natural light and an open space where you get the feeling of a breath of fresh air. And I think you’ll notice that I was inspired by a modern, Scandinavian design, with white oak flooring and plenty of fresh white walls…alright, let’s take a look shall we?!

No more stucco siding! Ryan and I chose this beautiful bead board for the exterior and then added on the perfect little deck. I could picture myself with a coffee here and a magazine for sure.

The new oak flooring starts right away in the entrance. I so would have liked to add a focal wall here with a gorgeous wallpaper I found, but alas, it was too far out to order. Hopefully the new homeowners will take a page out of my book…

Let me introduce you to Ryan’s pride & joy – the fireplace.
The living room is such a cozy space and that huge front window let’s in so much light. It’s the perfect combination.

I wanted to go all out in the kitchen and make it a show stopper and I think we achieved that with the high gloss uppers and walnut base cabinets from Ikea. I wanted the cabinets to take much of the focus in the room so I opted for a simple, white subway tile for the backsplash that runs all the way to the ceiling behind the open shelves and hood fan.
The lighting in the kitchen is spectacular with LED pot lights and under cabinet lighting to highlight any kitchen vignettes you can assemble.
Remember the wall and the adorable built in ironing board?
Well now it is completely open concept…no more wall!
The dining area also saw a bit of a revamp with a gorgeous new fixture. I almost went with smaller pendants over the new island but opted for one focal point in terms of lighting, leaving a nice open view to the kitchen from the living area. 
Ryan installed a bookshelf on this side of the island for some extra storage…a perfect place to add some delicate touches.
Next, let’s venture into the new main bath.

It was all about the blue in this bathroom. And though I had a bit of a soft spot for it (and was so impressed by how clean the tub was!!) it had to go!

We decided on white hexagonal floor tile contrasted with a dark grey subway tile in the shower. A floating vanity is always great to give the illusion of more space and, of course, we got all new fixtures.
The bedrooms on the main floor all saw new hardwood floors, doors, paint, trim, lighting, windows…the works!!

Taking a look at the master bedroom, it is all white and bright, ready for someone’s personal stamp.

The ensuite is one of my favourite areas of the house. I was completely unwavering with my black honeycomb tile. I had to have it!! And boy, was it worth it!

I mean how great is this floor? We also grabbed the same tile in white for the shower and Ryan ran a strip of it up the corner to tie it all together. I think my design savvy is rubbing off on him because he made so many great calls on this project! 
Details in this house make it so unique…just another reason why I love fixing up older homes in our city! 
Now to head into the basement where we literally tore it down to the studs. If you recall from my progress post, we did a bit of reconfiguring with the layout and tore out one wall to open up the space.

With this new layout, I can totally see a great entertainment area. Couches and the perfect movie studio could go in the main section, and around the corner you could put a pool table or a kids space…or even an office nook! Great possibilities where before it was all closed off…

The downstairs bath was rather gross, so it got a sprucing up with the same tile from upstairs. Ryan installed an automatic light too so right when you walk in, it pops on. A lovely touch 🙂

Just found your blog and have been creeping,,,, can we talk about the new bead board on the house’s exterior? How much does it cost to side a house? Did you just put it over the old stucco? It looks great!! I’m currently trying to talk my husband into redoing our homes exterior. This flip is so good!
Hey Kalina! Thanks for checking out the blog! Yeah, this exterior turned out great and though hardie board is a bit more expensive than regular siding, it is worth it. I can’t say exact price though…your best bet is to get a quote based on the size of your house. Yes, it can go overtop of old stucco with some wood strapping (says my husband lol). Hopefully that helps!!

I found your blog when I was researching flooring options for our new home and LOVE what you’ve chosen! Every single flooring option I’ve seen, in your own home and flips, is exactly what I would pick for my own house. Gorgeous.
Can you help point me in the right direction on how to ask for and find this type of flooring? I love the ashy, light (but not super white-washed) oak. There are way too many options and the ones I’ve seen in person at Lowe’s/Home Depot are not it. I would love to know the brand name and color of what you have ended up with!

Ok, so you’re probably looking at the Ravine House’s engineered hardwood. We sourced it at a local place called Timber Town. It’s white oak…I believe Marble Canyon was the name of it…Hope that helps!!
