Sooooo….Remember how my biggest goal of 2015 was to take risks? Well we officially started off the year with a great, big, scary, amazingly, exciting risk this January. Yes, that’s right! Because the Forest Heights home went so well, we have purchased another house flip in the lovely area of Capilano. And I know you are dying to see what we are working with this time! So here we go…Time for round 2!Much to my dismay, it is a corner lot…buuuut, at least the layout of the yards and garage positioning is much better than our last place. Don’t you love the green siding and trim??There is a beautiful tree on the property but we may or may not be able to keep it depending on what we decide for the landscaping and exterior. We are currently toying with the idea of adding a bit of a front veranda!Here is the entry way, which actually has some amazing wallpaper! Funny how some design details come full circle, isn’t it?? We won’t be keeping it but I have plans to take inspiration from this for sure!Some built ins complete the front entryway.The living room is a great size, with a huge picture window that lets in a lot of light. The carpet is in such great condition it’s almost sad to see it go. We bought this house from the original owners and it is so clear how much they loved and valued their home. It is immaculate!

The dining room is also a great size and I am almost inclined to keep this original chandelier! Thoughts?!?We have big plans for this massive kitchen! New cabinets, appliances, counter top and backsplash. We are also taking out this window…I know, I know, that sounds crazy! But you’ll have to wait and see!The next time you see the kitchen, this wall will be removed. We plan to replace it with a large island and stools……though it is sad to see this old school ironing board go! 🙂 Down the hall, we have two smaller bedrooms and one master. New paint and flooring will go a long way in these spaces.Blue dominates in the main bath – but funny enough, the tub is actually kinda pretty! Unfortunately, it does scream “dated” though, right? This room is getting gutted, don’t worry! The only room that really wasn’t in pristine condition was the half bath off the master. I mean, carpet?? Yikes!! But again…the blue tile was actually really pretty! lolI am really excited to get to redo a half bath…it will look beautiful when we are done! And it won’t have any glass blocks, I promise!Downstairs is a maze of wood panelling. We really need to do a whole new layout down here. Basement renos always scare me a bit and yes, this one will definitely test our limits. But hopefully after the demo we will get a better idea with what we are working with.There is also another bathroom to tackle in the basement, along with a laundry room and two more bedrooms.

Wow Kristina! It is dated but looks like they took very good care of it. We had a blue tub in our main bathroom and because it was cast iron and in good shape we actually kept it for our first 13 years here! It went last year with the reno but served us well. We didn’t have to deal with everything else blue so it wasn’t that bad. Good luck. Can’t wait to see the progress and results. You sure are brave….wedding, flip!!
