It’s only been a couple of weeks, but already Ryan and his team have made huge strides over at the Capilano home. In fact they have managed to do all the demo and have already started putting in new support beams to replace the walls we’ve torn down. How exciting!! So I wanted to show you all what looks like a little progress, but what is actually a ton of work! The house flip demo is complete!! Now to start rebuilding…:)So if you remember from the before photos, there was a big division here. We removed the kitchen wall with plans to make it completely open concept. Ryan put in a new beam so it is all sound and secure.Here you can see the new view from the dining room. Unfortunately that post has to stay buuuut I have plans to incorporate it into a great, big kitchen island, so it won’t be too noticeable.I’m so excited to show you the new fireplace surround that Ryan framed this past week. It seems like we have a theme going on with our flips and fireplaces…but I think this one will be a beauty! Only the tub remains in the main bathroom…the blue is almost all gone!Lots done in the ensuite master bath too. Only a small section of that hideous carpet left hahaDownstairs we have torn out the awkward storage closet and raised bedroom. This will turn into one big bedroom, with a great sized closet. The old fireplace is gone (I’m still confused how they even used it down there…) and the majority of the wood panelling. We intend to get all new windows put in the house, including the basement, which will help with the lack of light. For some reason, these windows in the living area are boarded up but that will change. Soon this will look completely transformed.Ryan has temporary wall supports up right now because this wall is coming out and a steel beam will be put in. We decided to lose one bedroom to have a more open basement. Plus, now you won’t have to walk through the utility room to get to the bathroom. I think this added space would be great for an entertainment area or even a kids play area.We changed where the bathroom door is for a better flow downstairs and to be able to use the small space a bit better. We’ll tackle this bathroom closer to the end of the flip.A pleasant surprise from our house flip demo? We discovered gorgeous hardwood floors underneath all that carpet. And it was in incredible condition. Unfortunately, the cost of sanding and re-staining it is higher than our budget allows and it would be tough to match where we tore out the wall. So we will be getting brand new hardwood soon!
