And so, it begins again! After the success of our Capilano house flip, we decided to keep the momentum going forward and snag another property as soon as possible. You know, because getting married and going on a month long honeymoon wasn’t enough to keep us busy this summer. But, we have some amazing workers and Brendon will keep them on track while we are away. Anyways, we are so excited to take you on a Before tour of our latest house flip – The Laurier Heights Project – and fill you in on a little something new we are trying this go around! We lucked out with the exterior – there is not much to do outside. The backyard looks even better than the front…maybe a new fence but that’s pretty much it! Coming in the front door is a tiny landing with a see of green linoleum and awful plaster walls but after a little refreshing, this will do just nicely. Please excuse my post Yoga look… I actually really love the bit of detail here with the glass divider and small built in. A coat of white paint may do the trick…or we may take out the glass panel in favour of opening it up more. This living room is absolutely beautiful and will definitely be my favourite room in the house. You can’t see it here but there is floor to ceiling windows that I think would look fabulous with black trim…cross your design fingers that Ryan and Brendon agree with me even if it is a bit pricier. Another window in the living room brings in even more natural light…and yes, we have plans for a fireplace addition in this property too!!! The kitchen has a great eat in/dining area! The funky chandelier will not be staying…any takers??This galley kitchen originally looked so small in photos that I was concerned about how to turn it into a stunning space…but after being there in person, it’s actually quite spacious. We will gut it and take a partial wall out to make it feel even more open. Goodbye to the sea foam green everyone! On the far side of the kitchen we will tear out the existing cabinetry and design a floor to ceiling pantry area. It will be a storage dream!And directly off the kitchen is a huge back landing and entrance to the garage. I would love to do some built ins here for coats, shoes, etc. Coming down the hallway, things get a bit dingy and dark…more plaster on the walls to get rid of and some awkward lighting placement…The bedrooms are pretty standard, with decent size closets. The previous owners left behind a nautical accessory I had to take a photo of…
The main bath is massive! So much room to do a complete redesign. I hope to get a double vanity in here. Let’s head down into the basement!The first thing you see when you come down the stairs is a tiny makeshift office and this cold room. We have a great idea for these two spaces….stay tuned!The basement living area is a see of red panelling…so much wood!! BUT, those wood beams on the ceiling are definitely staying and the ceiling height is incredible for a basement. The bar in the corner has an interesting past. The owners left information (newspaper article) that said the bar once belonged to Rod Peterson and hosted many a famous Oiler around it, including Wayne Gretzky. Interesting, hey?? Back when almost everyone had a Hawaiian tiki bar in the basement (my parents did!!!)We plan on turning this space into a new office area and the bedroom will get an overhaul right next to it (no more red wall panelling, thank god!)Basement bathroom is in pretty good shape…just a bit of updating needed!
And there you have it! Our next house flip!!! Can you visualize the potential?? I can’t wait to share some of the design concepts I have in store AND I can’t wait to share….
